Executive Summary

IntroductionLa Hacienda soon plans to open a new Latino Restaurant.  Other plans on the site include a Mexican Tienda (store),  a Fiesta room, the Cantina, Club Latino, Fiestas, Mexican Weddings, Mercados Sabado (Saturday Market), and much more.

Maps:  Maps are included for Yamhill County, wineries, and Oregon.

Tienda:   The Latino store will contain many Latino food specialties. 

Mercado Sabado:  We are anticipating setting up the Saturday Market on the weekends for Latino artists who create their own arts and crafts.

Restaurante Our food service will include a casual dining experience specializing in the service of Latino foods.  

Outdoor Dining We offer an exceptionally beautiful area for outdoor dining.  There is also a professional volleyball court and horseshoe pits available for the customers.

The Fiesta Room:   The Fiesta Room will host such events as musical performances, Mexican dances, lectures, classes, and many other special events.

IglesiaThe church will include members from various religious groups.  Weddings and other social/religious events will be sponsored by the church.  Traditional Mexican weddings will be sponsored.

Local Growth:  Sheridan is rapidly developing with the near-by Federal Correctional Institution.  Spirit Mt. Casino, residential development, commercial and retail development, and a new museum for the Spruce Goose in McMinnville is just minutes away.

Spirit Mt. CasinoThe casino is in the heart of Oregon Wine Country.  Spirit Mt. Casino has become Oregon's number one tourist attraction. Construction of the casino began in 1995 with 89,000 square feet of floor space in an 8-acre development on Highway 18.  Over 1,200 employees work at the casino.  It is owned by the Grande Ronde Indian Tribe in Grande Ronde.  It is located about 10 miles from Sheridan and presently has a hotel with plans for expansion.

Highway 18 Corridor StudyHighway 18 to the coast from Portland is one of the most traveled highways in the state.  It is one of the main arteries to the coast.  A detailed corridor study showing expected expansion is available from Yamhill County.

Federal Correctional InstitutionThe institution presently has approximately 100 visitors per day.  There are limited over-night accommodations in the immediate area.

MotelThere are limited accommodations near the Federal Correctional Institution ("FCI").  With the increase in visitors to the FCI and the increasing tourism in the county, it is expected that a motel would have a high occupancy rate.

Gas Station & Mini-martThere are no gas stations in Sheridan on Highway 18, Oregon's second busiest highway. Highway frontage offers a great location for a gas station.

Evergreen Aviation MuseumThe air museum is on Highway 18  in McMinnville, just minutes away, with Howard Hughes' famous Spruce Goose. 

Oregon Wine Country:  The property is prime for development.  There are 8.4 acres, commercially zoned, within the Urban Growth Boundary, with 1,000 feet of highway and 1,000 feet of river frontage.  Go to http://OregonWineCountry.com for more information on development potentials.
