Development Proposals

Motel:
Ample room is available for a motel, with excellent visibility from Highway 18 and river frontage. Sheridan does not have adequate hotel accommodations. There are no hotels in Sheridan and numerous sources upon which the hotel would draw a regular patronage:
1) Federal Correctional Institute - 365 days a year, visitors, attorneys and other need a local and easily accessible lodging.
2) Spirit Mountain Casino - Casino goers may wish a more central lodging location to visit not ONLY the Casino, but the surrounding wine country as well.
3) Linfield College - Whether it's move-in day, parents weekends, dad's weekend, mom's weekend, move-out day, graduation, spring break, etc... the college has plenty of family member's who need inexpensive but convenient lodging.
4) Wine Country - Not everyone who frequents the wine country can afford 5-star accomodations. This is the ideal location serving as the gateway to Oregon's Wine Country region.
5) Truck Stop - With the tremendous acreage available, this could be the ideal truck stop for the night in either direction!

Gas Station/Mini Mart: There are no gas stations on Highway 18 in Sheridan. With the growing traffic on Highway 18, the closest gas station toward Portland is located in McMinnville, approximately 12 miles away to the east. To the west, the closest small gas station is located in Grande Ronde, approximately 10 miles away. A gas station would serve the travelers and the local population.

Fast Food: The location is well-suited for a fast-food site. Not only does the local population desire a fast-food facility, but the large traffic volume on Highway 18 should easily support such a site. A Dairy Queen located approximately one mile away is considered a land mark by which directions are given, and is one of the highest grossing Dairy Queens in the state of Oregon. Now YOU can be that Landmark!

Winery: Yamhill County is in the heart of the wine country. Several wineries have been constructed and many vineyards have been planted. The Willamette Valley is very similar in climate to Burgundy, France. Some of the world's finest soils are found in the Willamette Valley. Oregon is becoming famous for the excellent wines produced.

Art Bazaar: Heavy traffic on Highway 18 maintains adequate visitors who could casually shop at the highway frontage art bazaar, a welcome stop after the hour trip from Portland and half-way to the coast. Lawrence Gallery, one of Oregon's most successful galleries, is located just minutes away. Other galleries along the way create an "artist corridor".

Age Assisted Living: Ample acreage is available for an assisted living facility with highway and/or river frontage. This has been a growing industry in Oregon.
